A mixed-use commercial tower that reinterprets the typology of the urban office building. The facade is composed of a modular precast system that provides solar shading while creating a strong visual rhythm on the street.

Ground-floor retail opens directly to the sidewalk through full-height glazing, while upper floors are set back to reduce the building's perceived mass.
